Polo Tecnologico Lucchese: Design Phase Begins for Polo 3
ATI Project heads the consortium alongside Seven Architettura to develop the campus's new building—a zero-land-take regeneration project combining workspaces, sustainability, and digital manufacturing.
Lucca – The expansion of the “Claudio Guerrieri” Lucca Technology Park has officially entered its operational phase. Following the contract award, design work for the new Polo 3 building is now underway in partnership with Seven Architettura.
Located in Sorbano del Giudice (Lucca) on the former site of the historic Bertolli oil mill, the project reflects a commitment to zero-land-take regional development. Work is currently underway to plan the demolition of the final remaining warehouse – a 1990s structure that no longer meets current seismic and energy standards. It will be replaced by a complex spanning over 4,200 square meters, fully integrated with the existing campus buildings and bioclimatic park.
Our team will lead the integrated design process in a BIM environment, managing overall project coordination, structural engineering, MEP systems, and energy performance. Within the joint venture, Seven Architettura will support the architectural development, handling urban planning, fire safety, and regulatory compliance with local authorities.
The project is structured in two functional phases to maximize operational efficiency and ensure business continuity across the site. The completed development will provide modern workspaces for startups and established enterprises, executive offices for Lucca In-Tec, community services, and a modular auditorium featuring custom 3D-printed architectural elements.
The launch of the design phase marks a concrete step toward a high-efficiency infrastructure that breathes new life into the site’s industrial heritage.
